About ...
Most people walk past opportunity without seeing it.
A house sits on a quiet street in East Vancouver. From the outside it looks like every other house on the block. But underneath the surface, in the permit records, in the ownership history, in the signals only someone who knows what to look for would notice — it's telling a story. The owner is ready to move. They just haven't said it yet.
Zula was built to read that story.
The word "Zula" comes from African roots meaning to move forward with brilliance — to be ahead of your time. In Turkish, "Zula" means a hidden place. Something of value that most people walk past.
Vancouver's real estate market doesn't reward the loudest. It rewards the most informed. The realtor who knows which door to knock on before anyone else does. The one who sees the motivated seller before the listing hits the market.
We built Zula because that intelligence shouldn't require 25 years of experience to access. It should be in your pocket, updated daily, telling you exactly where the opportunity is, before everyone else sees it.
This is Zula. Move first.
Who's behind it?
First things first... glad you're here.
I'm not a realtor. I never have been. And honestly, that's exactly why I built this and don't take the leads myself.
I spent years in Toronto working in construction supply sales and lead generation, learning every side of the pre-construction world — the developers, the suppliers, the trades, the timelines, and most importantly, the human patterns behind every property transaction. I learned how to read a building before it tells you what it's worth, and how to find the people who are ready to move before they've said so out loud.
Then I came back to Vancouver — my city — and spent the last two years as a Regional Sales Manager at a tech company, testing every lead generation method I could get my hands on.
A realtor friend sat across from me and described what it's actually like to compete in Vancouver's market right now, the pressure, the noise, the hours spent chasing cold leads while the genuinely motivated sellers stay invisible. And I realized that everything I'd learned across construction, sales, and technology was pointing at exactly this gap.
Realtors are exceptional at their craft. But most are too deep in the day-to-day to step back and build the kind of systematic, data-driven lead intelligence that separates the top producers from everyone else. That's not a criticism — it's just the reality of a demanding profession.
Good luck on your next deal.
